Malcolm Smith Consulting was engaged by Public Trust to assist in a Block Valuation exercise for an estate property. The Valuer recognised the development potential for the property, and required an assessment of likely allotment yield and development costs, together with comments on any subdivision related aspects that may impact on any urban development.
Malcolm Smith completed an investigation of the City Plan to determine the development rules and standards. Following a thorough viewing of the property, a conceptual allotment layout was prepared. Malcolm then considered the subdivision process, and provided a preliminary assessment of costs for the various tasks and activities.
The resulting report then allowed the Valuer to complete the valuation assessment in terms of the development potential for the property.
