Malcolm Smith Consulting is presently working for the client and developer of a further Hotel Development at Clearwater Resort. The development, Clearwater Quays, comprises a variety of hotel accommodation about one of the 5 main lakes at Clearwater, and overlooking part of the international golf course.
Malcolm Smith has been intimately involved in the overall development of the resort since 1999, and this particular project continues this association. Malcolm initially provided advice and particularly historical perspective to Clearwater Quays, and this was useful to recognise and respond to the specific development parameters that feature at the resort. He also provided advice on the subdivision and separate ownership aspects of the development, as well as more general advice on the subdivision process, and how it interacts with the building process.
Malcolm has provided considerable advice regarding Resource Management matters – both Land Use and Subdivision related. He has also assisted with the Development Contribution assessments and particularly to ensure that historical credits and permitted remissions are appropriately applied.
Malcolm is presently facilitating the subdivision exercise for the first main stage of the development. The exercise is to obtain separate fee-simple ownership for the allotments comprising the initial 16 “Boathouse Apartments”, and with the ultimate Certificates of Title issuing as soon as the first group of apartments are completed.
